‘Unwanted’ housing development will bring 600k for new infrastructure in Newton-le-Willows

St Helens Borough Council has confirmed that more than £600,000 in Section 106 developer contributions will be ploughed into infrastructure projects in Newton-le-Willows following the Government’s decision to approve a housing development which was twice rejected by local planners.

The Wain Homes development off Mill Lane in Newton-le-Willows, will see 92 new homes built on former green belt land.

St Helens Council had twice rejected the developer’s application, saying it was poorly planned, with a lack of open space and inadequate drainage. However, the developer took an appeal to the Planning Inspectorate, who overruled that view and said the development can go ahead, subject to certain conditions. St Helens Council have since confirmed that as well as the £603,733 in Section 106 contributions, Wain Homes have also made a commitment to providing affordable housing as part of a consented housing development in Newton-le-Willows.

30% of the homes on the Mill Lane development will be classed as affordable homes, whilst the financial contributions from Wain Homes will be put towards early years, secondary school, post 16 and SEND provision in the area – along with off-site highway improvements, including upgrades to existing bus stops.

Lisa Harris, St Helens Borough Council’s Executive Director for Place Services, said: “We are pleased to have secured these Section 106 developer contributions which are crucial in supporting the local community to ensure that education, affordable housing provisions and highway infrastructure are in place as we continue to grow our borough.

“The council’s planning service has worked hard to secure a good, quality development and these contributions demonstrate our commitment to balancing the need for development with the responsibility to invest in local communities.”
